In support of the University’s mission, we provide competitively priced housing and related services to students, post docs, residents and faculty.

Are the apartments furnished (includes furniture)?
- Mission Bay: Unfurnished
- Aldea San Miguel: Unfurnished

What appliances come with the apartment?
- Mission Bay: stove, refrigerator, dishwasher, and garbage disposal
- Aldea San Miguel: stove, refrigerator, and dishwasher
- 145 Irving: stove, refrigerator, dishwasher, and garbage disposal
- Avenue Houses: stove and refrigerator
- Faculty Houses at Parnassus: Appliances vary per unit. Please contact us regarding available units and their appliances.
What is included in my rent? Rent at all Housing Services properties includes water, hot
water, and garbage/ recycling collection. Additionally, your rent includes the following:
- Mission Bay: High Speed Ethernet,
electric is included in shared 4-Bedroom apartments
- Aldea San Miguel: One Parking Space
- 145 Irving: Internet Service
- Avenue Houses: Utilities (electric / gas)
- Faculty Houses at Parnassus: Amenities vary per unit. Please contact us regarding available units and their amenities.
What about parking?
- Mission Bay parking is available at the adjacent parking garage or surface lots. Permits are available for
purchase at Parking and Transportation Services. The monthly cost is dependent upon when you use the parking lots.
- Aldea San Miguel parking is available on surface lots near the apartments. Each apartment comes with one
reserved parking space at no extra fee. Extra guest or second vehicle permits are available for purchase at the Parnassus Housing
office in the Millberry Union. The cost of the additional permit is $46 per month.
- 145 Irving - Per standing agreements between the University and the City of San Francisco, Tenants at 145
Irving may not have a university permit, a garage space, or city permits for street parking.
- Avenue Houses parking is extremely limited. There are no university permits issued for street parking, but tenants
may apply for city permits. Tenants who live in Avenue Houses may participate in a seniority-based lottery for a limited number of garage
spaces on 3rd and 5th Avenues.
- Faculty who live at Parnassus usually have a garage space assigned to them, and the cost is included in the rent.
However, some apartments do not have an assigned space. In this case, a tenant may obtain garage parking that is assigned by
seniority-based priority. Street parking may be available, but permits must be arranged through the City of San Francisco.

Do I have to pay a deposit?
When you sign your lease, you will need to pay one half of one months rent. This amount is then applied to your first month. There is no security
deposit that we hold throughout your stay with us.
Do you run a credit check on prospective tenants?
No. Your affiliation with UCSF negates the need to run a credit check.
When does my lease begin?
You choose the date your lease begins but that date must be a weekday (leases cannot begin on university holidays or weekends). You can pick up your
keys on the date your lease begins during our normal business hours, 8am to 5pm.
Is my first month of rent prorated?
If you do not move in on the first day of the month, your first month’s rent is prorated.
How long does my lease last?
All non-faculty leases begin on the first date of occupancy and end on the next July 1st. If you wish to continue past 1st, you will sign a lease
for a full year to the next July 1st .
Faculty leases run for six months and then go month-to-month thereafter, up to a maximum of three years.
What if I want to end my lease early?
When you sign a lease with Housing Services you are committing to living in your apartment until your lease end date. Some limited exceptions are made
to this policy. See the 'Termination' section of the lease for more information.
Can I take a tour of available apartments?
Contact the appropriate office for information about viewing available units. Please note that some units may not be available for tours due to current
tenants living in them.

How far in advance can I book an apartment?
Apartment bookings can be made up to two months in advance.
What is the difference between Economy, Standard, and Premier apartments? (Mission Bay designation only)
The difference between Economy, Standard, and Premier apartments has to do with the size of the apartment, as well as where the apartment is located
within a building. Apartments on the upper floors of buildings tend to get more light and have better views. These apartments are usually premier.
Apartments on the first and second floors of buildings tend to be economy, as they may have limited views, less natural light, and more street noise.
All apartments enjoy the same amenities (granite countertops, appliances, etc.).
Can I have a pet?
With the exception of fish in 5-gallon tanks, pets are not permitted.
Can I smoke in my apartment?
Smoking is not permitted in our buildings, including in your apartment or room. Smoking is severely restricted on all UC campuses.
Do you offer accommodations to persons with disabilities?

Is there a limit on how many years I can stay in university Housing?
Housing Services must retain the ability to maximize housing opportunities for newly admitted students and newly recruited faculty. Limits apply as follow:
- Faculty may stay for a maximum of five years.
- UCSF students, post-docs, residents and clinical fellows may renew their annual contract no more than four times for a maximum
of five years in tenancy. Students in the MSTP program may renew five times for a maximum of six years in tenancy.
- Graduate students enrolled at the California College of the Arts, Golden Gate University, the San Francisco Art Institute,
and the UC Hastings College of the Law may renew their annual lease no more than three times.
- UCSF Career Staff who entered Mission Bay Housing under the special program in 2006 may stay until July 1, 2009.
Can I choose my own roommate?
- If you are the leaseholder of a 1, 2, or 3 bedroom apartment, the other occupants do not need to be UCSF affiliates.
- If you live in a group accommodation (a shared Avenue House or a Mission Bay 4-Bedroom apartment), Housing Services will assign
tenants to the other spaces. You may request to live with another eligible affiliate. However, the other affiliate must submit his/her own
application. Remember that assignment is based on earliest move-in date, so you and the other affiliate should arrange to move in around the same
date. Any delay may significantly limit options.
- Even if you do not have a roommate in mind, the on-line application allows you an opportunity to list some roommate preferences
based on gender and academic program affiliation. However, we do not have a "roommate matching" program like undergraduate universities. In most
cases, you will not have the opportunity to meet your prospective roommate.
Can I get housing for a few weeks or a couple of months?
On-campus housing options are intended as long-term options, and contracts are based on a full year’s term. Short-term housing is not available over the
